RETHINKING THE EXISTING
The home, built in the 1990s, is located in the province of Varese on a large, detached plot of land, featuring lush vegetation and excellent sun exposure. Despite its favorable location, the house currently appears introverted, with limited natural light and a layout that fails to take advantage of its location.
The building is spread over three levels: a basement with utility rooms, the ground floor with the living area and 2 bedrooms, and an attic with another 2 bedrooms and a multipurpose space.
The ground floor currently features a north-facing living room—and therefore a dimly lit one—and a bathroom area, including the kitchen, that faces south. Finally, a portion of the sleeping area faces west, toward the garden.
The clients’ brief was to improve the quality of the interior space by optimizing the use of natural light, strengthening the connection with the exterior, and renewing the building’s architectural appearance.
The first design step was therefore to overhaul the internal layout: a large open space was created for the living area, facing south and west, directly overlooking the private garden. The sleeping area was reorganized along the east side, with two bedrooms and two ensuite bathrooms. The entrance was enhanced by the creation of a large foyer with a walk-in closet and guest bathroom, directly overlooking the new living room.
A central theme in the project was openness: large windows were introduced in the living area to enhance the visual connection with the surrounding greenery and maximize the influx of natural light. To ensure adequate solar control during the summer months, without resorting to shading systems during the day, the existing eaves were widened, giving the building a more contemporary look.
Finally, an outdoor swimming pool was designed to face the living room, complemented by a paved area and a green space, in keeping with the new layout of the interior spaces.
The renovation involves major work, but CM House demonstrates how careful planning can radically transform a 1990s building, devoid of any particular architectural interest, into a functional and contemporary residence.
